Abstract: with the surroundings via the Internet. So it

has achieved a lot to insure better living conditions for mankind through the
different devices and appliances used in our daily lives. In the conventional
devices actions must be actively triggered from inside the house. Then there
was the environmental control system which means setting some actions to be
triggered at a certain time of the day. Example of that is setting the
irrigation system to be triggered at a certain time of the day or setting the
curtain to be on and off in day or night time. Moreover, the environmental
control system can be integrated in the smart housing system. In the past few
decades smart housing became more popular. The main advantage over the other
systems is the ability to monitor actions inside the house and take automatic
actions. Smart housing changed the way we think of homes and their internal
management. This paper analyzes the smart technology in housing considering its
benefits and flaws.

Key words: smart
home, housing projects, smart security, interactive technology, remote

Smart housing is housing that includes the technology to allow for
devices and systems to be controlled automatically. Smart housing technically
is a collective term for information and communication technology used in
houses where the various components / systems are communicating via a local
network to monitor, warn and carry out functions according to selected criteria
as well as making the automatic communication with the surroundings via the
Internet. So it simply means a residence that has appliances, lighting,
heating, air conditioning, TVs, computers, entertainment audio & video
systems, security, and camera systems that are capable of communicating with
one another and can be controlled remotely by a time schedule, from any room in
the home, as well as remotely from any location in the world by phone or

Smart house system include sprinkler system control, outlet control,
light and appliances, occupancy aware system, airflow and temperature control,
garbage control and security.

Literature review:

The adaptive house

An early research on smart housing at the University of Colorado focused
on emphasizing the comfort of the home through environmental control. It
depends on sensors and surveillance to anticipate the needs and actions of the
residents. According to the researchers the house became smart when it’s
capable of anticipating the needs of the inhabitant and adapt its operations to
respond to them.

The aware house

Another research group at the Georgia institute of technology at 2000
focused on making the house capable of taking care of its residents. The aim of
the research was to create a self- sufficient home in care management, home
automation, entertainment and media. This is achieved through sensing and
identifying potential crises and automatically contact services as needed. The
house is able to track behavioral trends to identify a dangerous or unfamiliar
situation as well as creating social connection between adults and their

The disciplinary agent house

Another research at the architectural department at MIT focused on the
infinite adaptability of the house. They used automated design tools to create
a more customized and flexible environment that can replace housing mass
production. In this house the residents will only participate in leisure
activities without having to worry about anything in the house. The experiment
maximizes the house interaction with the surrounding environment to manage and
organize the resident’s life.

The research problem

The use of smart systems in housing is limited in security and
entertainment in Egypt so the research discusses the different life aspects and
how will they benefit from the system and how can smart housing be integrated
in different housing projects to enhance and modernize them.

The research questions

 How does integrate with the
different systems and codes in the building?

What is its environmental impact?

How can it be integrated in the urban context?

When can the smart technology be integrated in the project?

What are the requirements to implement the smart housing project?

Case study (the Norwegian smart housing project:

This project was part of the
health insurance and health care system. The purpose was to emphasize safety
and independence for the elder and the disabled as well as enhancing the quality
of health services with reasonable costs. The smart system was integrated in
their existing houses which differ from building a new home with smart system.
The system depends on sensors and surveillance to manage the life of the
resident. An example of how does smart housing help the healthcare service
provider and user is at a time of sudden medical emergency. The senior bed is
optimized with sensors and the bedroom with surveillance system so when the
senior leaves the bed at night and if a certain medical emergency happened then
the system identifies that he is gone for a long period and alerts the
authorities to provide help. This can help the authorities by minimizing the
false alarm preparation for some incidents and raises the quality of the
service. In that project the smart system was useful in supporting independence
in life as well as enhancing the municipal services.

The advantages of the project for the user are Advantages for the user
are increased safety and increased independence. The advantages for the
municipalities are improved quality of services, improved working conditions
for employees and financial benefits. This project proved that the financing
system contribute to the establishment of the technological infrastructure.
Also the attitude of the employees affects the use of technology. Moreover the
project in a whole was relatively inexpensive. It also proved the importance of
Technical awareness to avoid mistakes (installing chips and cords / the wiring system).

Smart housing can be integrated in the existing building or during the
building process but the advantage of installing smart housing during the
building process makes it important to plan ahead for it in the projects. For
example, they are cheaper, part of a totality, save part of conventional
installations and the installation can be concealed.

There are several requirements to implement smart systems into existing
buildings. The requirements for the staff that The technology must be reliable,
The employees must be trained, The alarm receivers/telephones must be easy to
learn, The alarm receivers/telephones must be handy to carry, The alarm
receivers/telephones must tolerate being dropped on the floor and The alarm
receivers should give differentiated Messages. The requirements for technical
support staff are that the employees must be trained, clear routines and
distribution of responsibility for changes, adjustments and programming and clear
routines and distribution of responsibility for service and maintenance

Case study: Smart housing project in Egypt:

Katamya heights

The project is a private villa. The Villa consists of three floors and a
landscape. The system consists of:
-Full Lighting Control: including lighting scenes to fit each room’s need.
– Full A/C Control.
– Full Shutter/Front Gate/Garage Gate Control.
– Integration with Audio Distribution system.
– Another dedicated iPad application for full separate control over every
single circuit in the system.
– Full-home sequences, for example: Arrival, Travelling, Going Out and

The palm hills e-compound project in Egypt

The project uses smart housing technology to create better experience in
entertainment, house security and surveillance and inter-communication system
to deliver remote services.

 Smart housing technology in Egypt
still limited to some areas. Service providers in Egypt focus more on security
and leisure services than home automation. Also smart housing projects in Egypt
are exclusive to a few private houses and luxurious compounds. Still there are
possibilities for expanding the smart housing projects to include healthcare
providing and home automation services

Some of the leading providers of smart housing systems in Egypt are
sphere smart solutions, OT solutions and Digitalcom.

Smart housing projects enhance the services we use in our daily lives in
many ways. Some of the fields that can be enhanced through that technology

Security: there have been major advances in that field such as the use
of the sensors to identify the movement in the house. The ability to identify
abnormal movement or activity. The door and window has sensors that identify
their current position especially at night. The system can contact authorities
in case of emergency.

Remote control: the ability to control and monitor every activity or
even give orders from outside the house through the computer or the cell phone.

Deliver remote services: the smart house can call the supermarket to get
groceries or communicate with the doctor without leaving the house. It can
contact any municipal service or even improve contact with clients to
facilitate working from home.

Manage daily tasks: smart house can optimize and accomplish tasks
without human intervention such as irrigating the garden.

Interact with the residents: it responds to the needs of the residents
through appliances control.

Interacts with the surroundings: to enhance the state of the building
and the comfort of the residents so it correspond to different climates,
optimizes energy and water consumption and connect with other services for

Green architecture: Through energy management and monitoring the
surrounding environment.

There are other smart systems that integrate with the
smart housing projects such as:

Smart Parking Management
System: it can improve the system through :

•Real-time information on available parking slots

•Reduction in congestion

•Reduced carbon emission

•Digital payment to avoid leakages

•Improved citizen experience

Smart Tracking Management
System : integrates with the system to provide :

• Safe, Comfortable and Reliable

• Increased accountability

• Better Fleet Management

• Enhanced scheduling & Planning

• Information accuracy

• Enhanced security

• Highly automated

Smart Mobility & Transport

Smart Mobility and Transport are best described to be approaches which
reduce congestion and foster faster, greener and cheaper transportation options
aims to save energy and reduce carbon emissions.

Bus Rapid Transit : it is on
the neighborhood project scale and its benefits:

reducing commute time

better air quality

reduction in greenhouse gas (GHG) emissions

lower traffic accidents

While Smart housing projects use technology to enhance people’s life,
enhance resources consumption and maximize security measures far beyond the
previous systems, still this technology contain and share very personal
information about residents.

The technology is very useful in some community projects like the elder
and disabled housing and from that perspective it is very cost-efficient.

In the private housing project using that technology has its remarkable
benefits that overcome the cost on the long run.

Smart housing project in Egypt is exclusive for some compounds and
private residential buildings and for entertainment and security purposes.
Still there are lots of opportunities in integrating it in the elder and
disabled housing to increase independence and welfare and decrease the cost of
health care by remotely monitoring the residents.

Remarks for future research

The system’s privacy should be enhanced to minimize the amount of information
shared out of the system.

There should be new laws and codes that regulate the use of that
technology and protect the people’s privacy.
